The Lakeshore District was created by assembling nearly 60-acres across twelve parcels along the south shore of Lady Bird Lake in the East Riverside corridor. This series of off-market transactions in 2006 positioned the firm ahead of competition in one of Austin’s most transformative growth corridors.

Cypress developed and sold Lakeshore Pearl, a 230-unit multifamily community, within the district and later completed a strategic land sale to Oracle for its 970,000 SF campus, which opened in 2018 and was later designated as its global headquarters. Oracle also acquired Azul, a 295-unit multifamily community, to house employees, marking the company’s first direct acquisition of multifamily housing within a corporate campus, and later purchased Lakeshore Pearl after Cypress added 200 units by building a podium structure in the original surface parking lot after repurchasing the property.
